Is there enough diversity in your community for your children to assimilate and feel comfortable? What are property taxes like? Is the air clean?

Appleton, Wisconsin is one of the fastest-growing regions in the state. If you’re one of the 70,000 people to take roost in Appleton, you’ll be living in one of Money Magazine’s “Top 100 places to live.” One of the most surprising statistics is the extremely low personal crime risk. The national average is 100, Money Magazine’s “best places” average is 45, and Appleton is way down at 22. In addition to neighborhood safety, newcomers can expect to pay half as much to live in Appleton, as other top-ranked cities, since the median home price is $136,100.

While the sales tax is only 5%, one disadvantage of Appleton housing is that property taxes are slightly above the state average. Also, if you’re a newcomer to the state, Wisconsin income tax is 4.6%, compared to 2.74% in other regions.

Living in Appleton, you will find a surprising number of bars in a concentrated area. There are also 23 ski resorts within 100 miles and plenty of golfing, fishing and hiking opportunities. While in the past, Appleton had some environmental cleanups due to the number of area factories and lax regulations, they’ve cleaned up considerably over the years. The air quality index is at 80.8%, although there are few swelteringly hot days in the summer so most residents don’t find that problematic.

Approximately 92% of Appleton residents drive to work, with an average commute time of 14 minutes, which is well below the national average. Low auto insurance premiums also help drivers feel good about their commute. Despite all the drivers, a high number of Appleton residents opt to ride their bikes in the warmer months, probably to take in the scenic river and lake settings, the architectural versatility and the historic, tree-lined avenues.

What will your neighbors be like if you choose Appleton real estate? Like most places in Washington, Appleton is predominantly White, with a small population of Black, Latin-American and Asian. Out of Caucasian ancestors, a whopping 46.3% are of German descent, with small slivers of Irish, Dutch, Norwegian and English settlers. The median age for residents is 35 and at least half of Appleton’s residents are married.

Rents are very affordable compared to other boom town cities, with an average price of $456, although if you’re looking for a one bedroom or studio apartment, you may have a tougher time than elsewhere in the Wisconsin. According to Money Market Magazine, the typical family in Appleton is far better off than most other places within the state with an average income of $64,105 and a higher family purchasing power than most states.
